A short checklist before you decide

  1. Ask each company what problem it found and how the proposed work addresses it.
  2. Check the measured space, materials and equipment rather than the package name alone.
  3. Separate included work, extras and items that are not mentioned.
  4. Read the payment, change approval, warranty and maintenance terms.
  5. If recommendations differ, ask for the evidence behind each one before deciding.

Reading a quote

What should a written quote contain?

Look for the work being done, relevant quantities, named materials and equipment, exclusions, the total, payment terms and warranty documents.

Does “full encapsulation” tell me enough?

Ask for a component list. The package name alone does not tell you what work is covered or excluded.

Is the dehumidifier included?

Look for a model and installation scope. If the quote is silent, record “Not stated.”

Are electrical connections included?

Ask who supplies any required electrical work, who performs it and whether its cost is in the total.

Are drainage and a sump pump included?

Record each separately. Offered by the company does not mean included in your job.

Will old insulation and debris be removed?

Ask what is removed, where it goes and whether disposal is included.

What happens if damage is discovered?

Ask how the crew will document it and get your approval for any extra work and charges before going ahead.

Can I compare a repair quote with an encapsulation quote?

Separate the shared work from repairs that appear in only one estimate. The totals may cover quite different projects.

After installation

Why is humidity still high?

Record readings and dates, then ask the installer to evaluate the system and remaining moisture sources. Do not diagnose from one reading.

What if the dehumidifier runs constantly?

Record the setting, readings and operating pattern. Ask whether performance and sizing match the installation and conditions.

What if there is water under the liner?

Document it safely and contact the installer about the water source and drainage plan.

What if the smell remains?

Ask the installer to investigate the remaining odor. Sealing the space does not, by itself, show that its original cause has been removed.

What if a contractor tears the liner later?

Ask the installer how to repair that product and preserve any applicable coverage.

What happens in a power outage?

Ask how installed drying and pumping equipment behave and what backup or monitoring is included, if any.

Can sealing affect a fuel burning appliance?

It can raise safety questions. ENERGY STAR advises considering combustion testing around sealing work. Have a qualified professional assess any relevant appliance.

Should radon be checked after changes?

Ask a certified radon professional about testing following the project. Verify performance rather than assuming the change reduced exposure.

Hiring, insurance and selling

Is a free contractor inspection independent advice?

An inspection offered by a contractor may lead to a sales proposal. If recommendations conflict, ask for the findings and consider a separate assessment.

How do I verify a company's credentials?

Check the exact legal entity and relevant trade record, and request current insurance documentation. A website badge alone is not verification.

Will homeowners insurance pay?

Ask your insurer about the specific cause and your policy. Coverage depends on the loss and exclusions; do not assume preventive work will be paid for.

Is flooding treated like a plumbing leak?

Flood damage and a plumbing leak can fall under different policy terms. Ask your insurer about the cause and your actual coverage.

Will encapsulation increase my sale price?

Should I do it before selling?

Start with the documented condition, inspection findings and your plans for the sale. A promised increase in value should not be the only reason for the work.
